Some people find themselves struggling to choose which house to buy. They may have two homes they like about the same and do not know how to decide which one to buy. If you cannot pick which one to buy out of two that you love, here are some tips to help you choose one.

Make a List of Features to Compare

The best way to narrow down which house to buy is by making a list of all the features to compare. Here are some of the features you can place on your list:

  • Location
  • Size
  • Condition
  • Schools
  • Features

Once you have this list, you can use a rating system to compare the features. You can rate each feature for each house from 1 to 10. When finished, add up the numbers and buy the house with the highest total. This might seem like a simple method, but it honestly works. When you rate each home, it can help you determine which house you like just a little better than the others.

Talk to Your Agent

Another option you have is to talk to your agent about negotiations on the homes you like. Your realtor might be able to dig up some information to find out how serious each homeowner is about selling their properties. If you can learn this information, you can determine which homeowner will give you a better deal. Homeowners that are eager to sell might drop their prices more than homeowners who do not need to sell.

Schedule One More Visit to Each

If you use these methods and are still having trouble choosing a home, you might want to schedule one more visit to each home. When you attend these visits, bring a couple of friends to see them. While you are there, let your friends look at the homes to see their thoughts. Your friends might spot things you did not notice, and these things might be good or bad.

When you finish seeing both homes one last time, talk to your friends. Ask them their opinions on the houses, and use this information in your decision. You cannot buy two homes at once, so you must decide which one you want to purchase.
